Beyond the ‘Bling’
The Property Features You Need to Know About
When you’re thinking about renovating or building a home that will deliver health, efficiency, comfort and connection to your local community, the 17 Things™ are the property features which really matter.
The 17 Things™ are Liveability Features™ which offer the potential for reduced running costs and increased comfort if used correctly by the occupant. They were developed in collaboration with the sustainable design, construction and assessment industries and they cover location, floor plan and layout, key building structure elements, important energy and water saving inclusions, energy rating and more.
How to use this Simple Online Renovators Guide
You will see on the landing page of the Renovators Guide that each if the 17 Things has its own numbered post. Then there are three posts which provide a general overview
- Using the Renovator’s Guide to the 17 Things™
- Renovating ‘Right’ from the Start
- The Secret of the Comfortable House
The individually numbered tiles in the 17 Things sections cover each of the 17 Liveability Features. The final three tiles are general overview about all these elements come together to achieve good passive design.
The 17 Things™ are not numbered in order of importance, rather they are designed to mirror a property “walk-through”; from the front door, through the house and back out again.
We have separated each 17 Things™ into two main areas of Australia:
- Most of Australia
- Top End: For the Top End region of Australia that has hot humid summers, warm winters (such as Broome, Darwin and Cairns)
Some of the 17 Things™ apply differently in these two climates so simply click on the tab that applies to the climate zone your property is in to read the information relevant for your home.
Within each of the 17 Things™ on this website we cover the following questions for you.
- What is it?
- How will it help me reduce my running costs and increase my comfort?
- What professional should I talk to about this?
- Is there anything I need to know before I meet with them?
- What is the price range I can expect?
- Where can I find more information?
- If I already have this feature in my home, is there anything I need to know about how to use it effectively?
- Does this work better when combined with any of the other 17 Things™?
- Will this feature be recognised when I sell my property?
The Renovators Guide to the 17 Things™ cannot take into account your particular needs, nor your particular property nor how you particularly use it, therefore it doesn’t constitute a specific recommendation, and is not intended to be relied upon in this way.
Your home can work for you.
It’s important to remember that Liveability Features™ are only part of the equation to achieving reduced running costs and increased comfort.
This simple renovator’s guide is a great first step to understanding what these features are, how they can benefit you and where you can go for additional reading or to take the next step and connect with a relevant professional who can help you bring this feature to life for you. The Centre for Liveability Real Estate always recommends you consult further with any relevant specialist design or building consultants or assessors before making any decision regarding your specific property based on the Liveability Property Marketing Features™.
The other part is how you live in the house and bring these features to life (you need to take into account your particular needs and the way you may live in the property, which is far more important in achieving reduced running costs and increased comfort). For instance, you can install double-glazed windows but if you leave them open all winter then they’re not going to help you with your running costs! So we’ve also included tips to help you understand how to effectively use these features once they are in your home.
